Manager Rentals (M/F) - Asset Management Unit (AMU), ELC-PNG

Location: Lae, Papua New Guinea

The Asset Management Unit (AMU), a Division of the Support Services
Sector under the leadership of the ELC-PNG Treasurer, is seeking an experienced Manager Rentals to oversee the rental and maintenance of church properties. The successful candidate will lead rental operations to maximize income generation, protect church properties, and ensure effective management of assets. This role involves working closely with the Manager Rentals and the Advisor(s) to deliver sustainable land development and rental income. The Manager Land Development and the Manager Rentals with the Advisor(s) form jointly the Management Team of the Asset Management Unit.


Key Responsibilities:
 
  • Oversee Rentals: Oversee the performance of and relationship with the real estate firms that manage 90% of church commercial properties, develop new lease proposals, and supervising Property Officers.
  • Property Maintenance: Inspect properties regularly, develop maintenance plans, and oversee renovation projects, ensuring quality and cost-efficiency.
  • Financial Management: Review monthly rental statements, manage rental income, and prepare financial records for internal reporting and external audits.
  • Reporting & Communication: Provide regular updates to church leadership, prepare reports for committees, and ensure transparent decision-making processes.
  • Collaboration: Work with the Manager Land Development on legal matters related to properties and oversee the outsourced operations of Lutheran Shipping Services.
Job Requirements:


Qualifications & Skills:
 
  • Education: At minimum a Bachelor’s Degree in Property Management, Business Administration, or a related field is required. Additional certifications in Project Management will be advantageous.
  • Experience: Demonstrated experience in property management, lease administration, and overseeing maintenance and renovation projects. Experience working with real estate firms and understanding legal frameworks related to property rentals is highly preferred.
  • Skills: Strong financial management,communication, and negotiation skills. Technical skills to plan property renovation and new development. Excellence in preparing budgets and reports. Familiarity with audit processes and legal protection for property.
